Retirement Visa Extension

Renew your one-year retirement extension at Chiang Mai Immigration. We prepare the file, help with the bank letter and go with you on the day.

This suits you if

  • You are 50 or older and live in Chiang Mai on a retirement extension
  • You entered on a 90-day Non-O visa and want your first one-year retirement extension
  • You meet Immigration’s financial requirement with a Thai bank account or another accepted option
  • You want someone to prepare the paperwork and accompany you at Immigration

What happens, step by step

  1. Free check of your situation

Tell us when your current permission ends and how you meet the financial requirement. We list the documents your case needs and send a quote.

  2. Photos and document preparation

Have your photos taken at our office, or we collect your passport and take them for you. We prepare every form for you to sign.

  3. Bank letter

We help you request the bank letter and passbook update Immigration expects, timed so they are still valid on the day.

  4. Immigration day

A team member meets you at Chiang Mai Immigration early in the morning, handles the queue ticket and checks the file with you at the counter.

  5. One-year extension stamped

In most cases you receive the one-year extension the same day. We remind you about 90-day reports and your next renewal.

Documents to prepare

  • Passport with your current retirement extension or Non-O entry stamp
  • Recent photos (we can take them at our office)
  • Bank passbook and a recent bank letter confirming your balance, or other proof of the financial requirement accepted by Immigration
  • TM30 address notification receipt for your current residence
  • Proof of address in Chiang Mai, such as a rental contract, if requested
  • Signed application forms and copies (we prepare them)

Renew your retirement stay without the stress

A retirement extension gives you one year of permission to stay in Thailand, renewed every year at your local immigration office. The rules are clear on paper, but small details cause most of the trouble: a bank letter dated too early, a missing signature on a copy, a passbook that has not been updated, a long queue that starts before the office opens.

NomadNest handles the preparation so your Immigration day is short and predictable.

Who this service is for

This service is for people living in Chiang Mai who:

  • already hold a one-year retirement extension and need to renew it; or
  • entered Thailand on a 90-day Non-O visa for retirement and want their first one-year extension;
  • meet Immigration’s financial requirement, for example a Thai bank deposit of at least 800,000 baht held for the required period, or another option Immigration accepts.

We check your eligibility at the start. If something in your situation does not meet the current rules, we tell you plainly before you spend any money.

What we do for you

Paperwork

We prepare the application forms, signed copies and supporting pages in the order the officers expect. You review and sign them at our office or when we collect your passport.

Photos

Have your photos taken at our office on Huai Kaew Road, or we can collect your passport and take the photos for you.

Bank letter

We help you request the bank letter and passbook update from your bank and make sure the dates line up with your appointment.

On the day

Retirement extensions require you to attend in person. A NomadNest team member meets you at Chiang Mai Immigration early in the morning, helps with the queue and goes through the file with you at the counter. In most cases you leave with your new one-year extension the same day.

After your extension

  • 90-day reports. You still need to report your address every 90 days. See our 90-day report guide or let us handle it through our 90-day report and TM30 service.
  • Travel. If you plan to leave Thailand, get a re-entry permit first, or your extension ends when you leave.
  • Next year. We keep a note of your renewal date and remind you in good time.

For a full checklist, read retirement extension documents.

Common mistakes we help you avoid

  • Bank letter dated too early. Immigration expects a recent letter. We time the request so it is still valid on your appointment day.
  • Passbook not updated. Your passbook should show recent entries that match the bank letter. We remind you to update it a few days before.
  • Missing TM30. Without a current TM30 receipt, the application can be delayed. We can file it for you.
  • Leaving it too late. If your permission is close to expiry there is little room to fix problems. Start two to three weeks ahead.

Questions clients ask us

Do I need to go to Immigration in person?

Yes. Immigration requires the applicant to attend in person for a retirement extension. We prepare everything in advance and a team member goes with you.

Can I apply for my first retirement extension after entering on a Non-O visa?

Yes. If you entered on a 90-day Non-O visa for retirement, you can apply for your first one-year extension in Chiang Mai. The documents and process are the same.

What is the financial requirement?

Immigration sets it, for example a deposit of at least 800,000 baht in a Thai bank account held for the required period, or another option Immigration accepts such as qualifying income. We check your situation against the current rules before the appointment.

When should I start?

Contact us at least two to three weeks before your current permission ends, so there is time for the bank letter and photos. Do not wait until the last week.

Can my spouse and I apply together?

Yes. Couples can go through the process on the same day. Each person needs their own documents.

Do I still need to file 90-day reports?

Yes. A retirement extension does not replace the 90-day report. We can file it for you through our 90-day report service.

How much does the service cost?

Message us for a quote. It depends on your case and whether you apply alone or as a couple.
